Tenancy Contract and Ejari Registration

Ejari is the official system for registering tenancy contracts in Dubai, managed by the Dubai Land Department (DLD) in accordance with RERA regulations. Ejari registration is mandatory for all rental agreements in Dubai. You can register your tenancy contract online through the Ejari system, Dubai REST App or in person at an authorised Real Estate Services Trustee Centre, such as EGSH. Online registration requires you to fill out the application, upload all the necessary documents, and manage the process yourself, which may lead to errors or delays if documents are incomplete. Registering through EGSH ensures all documents are checked and processed by qualified specialists, government fees are settled on site, and the official e-contract registration certificate is typically issued during a single visit.

The process includes preparing the required documents, submitting them online or through an authorised Real Estate Services Trustee Centre such as EGSH, document verification, application entry into the official Ejari system, payment of government fees, and issuing the e-contract registration certificate.

By law, the landlord or their authorised agent is responsible for registering Ejari. However, tenants may initiate registration in urgent cases — such as for utility activation, visa applications, or rental disputes — if the landlord fails to complete it.

You can register and get an Ejari certificate online by creating an account on the Ejari system or Dubai REST App, filling in the required details, uploading the necessary documents, paying the fees, and submitting your application. If approved, the e-contract registration certificate will be sent to your email. However, errors or delays can occur if information is missing or incorrect. To ensure fast and accurate registration, you may use EGSH, where specialists verify your documents and handle your entire process during a single visit.

An Ejari number is a unique reference number assigned to your registered tenancy contract by the DLD. This number is required for all official transactions related to the rental property, such as DEWA activation or visa applications. The Ejari number is on your e-contract registration certificate, in your Dubai REST app account, or by checking your registered tenancy contract on the DLD website.

The government fee for Ejari registration is AED 100 through the Dubai REST app or DLD website, plus AED 10 for knowledge and AED 10 for innovation fees. At trustee centres, the total cost is AED 120 plus AED 95 (service partner fee) and VAT.

Failure to register your tenancy contract in the Ejari system results in a lack of legal recognition, making it impossible to activate utilities, process visa applications, or resolve disputes legally. Non-registration may also result in penalties.

Once registration is complete, you can download the official e-contract registration certificate (Ejari certificate) from the Dubai REST app or the DLD website. If you register through EGSH, you will receive your print Ejari registration certificate immediately after successful registration during your visit.

Suppose the landlord does not complete the registration. The tenant can initiate Ejari registration by preparing all required documents and submitting the application online or at an authorised trustee centre such as EGSH. Tenants must ensure all details and supporting documents are accurate for successful registration.

You can check the status of your Ejari registration by logging into the Dubai REST app or the DLD website, selecting your tenancy contract, and viewing the application or contract status.

To renew your Ejari certificate, prepare the renewed tenancy contract and required documents, then submit the renewal application online via the Dubai REST app or at an authorised Real Estate Services Trustee Centre EGSH. After verification and payment of the renewal fees, you will receive an updated Ejari certificate.
